COMMUNITY POLICIES
Pet Policy:
The Village at Cloud Park  welcomes your family pet.  
Two (2) pets (cat or dog) are allowed per apartment.  A $300.00 pet
deposit is required and an additional
pet fee of $35.00 will be added to
your monthly rental payment.  "Breed Restrictions apply.
Security Deposit:
The Village at Cloud Park  requires a
$250.00 security deposit.  In order to
hold an apartment, $50.00 of this
deposit is payable at the time the
application is received.  The remaining
$200.00 will be due at move-in.
Income:
Monthly rent shall not exceed 30% of
gross monthly income.  Allowances from
parents, scholarships, study subsidies
and/or inconsistent income such as
alimony, commissions, or tips will require
written verification.
Qualifications:

Residence - Present and previous (within the last three years) must
report a prompt payment record
including no more than 3 late payments
or NSF checks returned within a 12 month period
, sufficient notice being
given when vacating, no damages to site property, and no history of
disruptive behavior.  Any applicant with an eviction in the last five years
will not be approved.

Employment - All applicants much have stable employment and be able
to furnish acceptable proof of income
including: 2 most current pay
stubs, employment offer letter, or current W2's
.

Credit Bureau - All applicants must have a satisfactory credit bureau
rating.  Any applicant with a bankruptcy with the last two years will not
be approved.
An Empirica score of 580 or greater is required.

Application Fee - There is a non-refundable fee
of $40.00 to be paid by
the applicant for processing of the application.

policy of Sentry Property
Management.
Water Furniture:
Water furniture (including aquariums) is permitted; however residents
must provide a copy of insurance coverage prior to scheduled move in
date.

Rental Payment:
The monthly rental payment is due on the first (1) day of each month.
Rent that is received after the
fifth (5) day of the month will assess a $50.00 late fee.  All returned
checks will assess a $30.00
service charge plus applicable late fees as stated above.

Utilities:
Residents at The Village at Cloud Park  are responsible for payment of
the  electric and water.

Lease Term:
The Village at Cloud Park offers lease terms of one (1) year.  Six month
leases are available with payment of a non-refundable $300.00 short term
fee.
Occupancy:
No more than two (2) people in a one (1)
bedroom apartment, and no more than
four (4) people in a two (2) bedroom
apartment.

Cars:
Two (2) vehicles permitted per apartment.

Renters Insurance:
Residents are required to show proof of
renters insurance policy before move-in.
